Warranty Statement

As proof of our commitment to the quality of all our concrete repairs and installations, we provide all our clients with a one-year warranty that assures them of quick repair or restoration of their concrete projects in case some damage occurs to the concrete due to our fault.

For that reason, we have a performance guideline for concrete slabs and poured concrete. Such guidelines include proper plumb, desired evenness, no cracking, and desired finish. All these performance guidelines are perfectly illustrated in the building code, which we strictly abide by.

As you know, concrete itself is made by human beings and is therefore prone to inherent imperfections. Even if you were to place the concrete under close supervision, you would notice some flaws over time.

So despite our professionalism, skilled workmanship, high-quality concrete materials, durability, and strength of our concrete, the product may inevitably deteriorate over time. Please note that all the repairs are meant to restore the concrete work to its as-built integrity or functionality and not its as-built appearance. For that reason, no warranty is implied/expressed regarding the cosmetics of the concrete repair. The durability and long-term functionality of the concrete subject will be given priority consideration, while the appearance of the subject will be given secondary consideration.

The warranty lasts for exactly one year, from the day we complete the concrete project.

What we cover in the warranty!

Concrete installation and concrete repairs

In case any problem arises from the concrete that we install as a result of negligence on our part due to improper installations or workmanship problems, we will take full responsibility and fix the problem. For example:

If the area where the concrete will be poured is not thoroughly prepared e.g. cleared of all debris, leaves, and other materials, we will cover any repairs that may be required if the final result is not satisfactory.

In case iron-rich or unclean water is used during concrete installation and result in prominent stains in the final structure, we will repair the concrete and get rid of the stain.

If the type of soil we use is not standard and contributes to soil settling and causing the concrete to heave in, we will take responsibility, repair the concrete and take extra precautions so that it does not happen again.

Factors that are beyond our control

Many factors, which are beyond the control of Xcelent Concrete Services, can damage concrete. The damage could be from de-icers, vehicles, chemicals, wear and tear, equipment, and all sorts of other things beyond our control. Kindly note that the above-mentioned causes of damage (those beyond the control of Xcelent Concrete Services), are not covered by this warranty. Additionally, Xcelent Concrete Services is not liable for repair conditions that are a result of the following factors:

  • Winter conditions
  • Natural calamities
  • Ground settlement
  • Abuse or misuse of the concrete
  • Accidents

Our control as Xcelent Concrete Services

Below is a detailed breakdown of some concrete issues that are beyond our control as Xcelent Concrete Services, and therefore not covered in the warranty. They include:

Discoloration

It is IMPOSSIBLE to match the exact color of your existing driveway, sidewalk, walkway, or porch. This is because different pours on larger concrete projects are bound to have color variations. However, color variations are not the main concern because they may fade away with time. In case you are planning to replace only a section or several sections of your patio, sidewalk, or driveway, be prepared for some color inconsistency.

The color difference may occur because the newly poured section may have a fresher and more prominent color compared to the old section. This color variation may take years to blend, and therefore Xcelent Concrete Services cannot provide you with a warranty that guarantees that our work will have similar results to the existing product.

Cracks

One guarantee about concrete is that it will crack at some point. This is why despite all the precautions we may take, we cannot guarantee you that the concrete will never crack. The industry standard for replacement or repair of cracked concrete is more than a quarter of an inch displacement in the gap or height.

If the crack is more than a quarter-inch in displacement it may warrant replacement or repair. If we determine that the level of displacement warrants a repair or replacement, we will repair or replace the affected area, and not the entire concrete project.

Acceptable forms of repair include using mortar or caulk to repair cracked concrete.

Notice: hairline cracks and surface cracks may not be covered. Additionally, caps and topcoats over existing concrete will not be covered.

Shifting and settling

Over time, it is common for sidewalks, patios, driveways, garage floors, and porches to experience some cracking or shifting. When this happens, it is not usually a sign of poor work. We cannot prevent underground root growth, shrinking of subsurface layers, or subgrade settling. For these reasons, we cannot provide a warranty because we cannot control what happens in the sub-grade level beneath the surface.

Cracking and frost heave

After winter occurs, freeze-thaw cycles are usually very common and expected. During a freeze-thaw cycle, the concrete may heave, and then settle back to its usual elevation position again. In between the heaving and settling action, the concrete may crack. Any cracking that is a result of a frosting heave is not subject to a warranty because we cannot control these natural conditions.

Popping or flaking

Although concrete is durable in the long run, it has its flaws. Factors like harsh weather conditions may cause the concrete surface to pop off or flake. When flaking occurs, a stone or stones that are close to the surface may be left exposed. However, the exposure will NOT affect or weaken the slab. Since such damages caused by harsh weather are beyond our control, we cannot cover them. The industry standard for replacement or repair for popping or flaking concrete is a minimum of 20 percent of the entire work area being affected by the popping or flaking.

In case more than 20 percent of the work area is affected by popping or flaking, we may provide a warranty. If any replacement or repair will be required, we will carry it out on the affected area only.

Finishes

As you well know, interior surfaces have a smooth finish, such as the garage, basement floor, patios, and porches. The purpose of a smooth finish is to allow easy maintenance. However, areas with a smooth finish tend to be very slippery when wet. On the other hand, exterior concrete like driveways and walkways have a broom finish. The broom finish is designed to be walked upon and be less slippery even when wet.

Stamped and stained concrete surfaces are usually sealed to maintain the design and beautiful color of the surface. However, the sealer may cause the surface to be very slippery when wet. Xcelent concrete takes no responsibility for injuries or inconveniences that such slippery floors may cause.

Also, stained or stamped concrete surfaces require maintenance. How frequently the surfaces require maintenance is not within our control.

Your role in caring for concrete

Here are a few things that we recommend you do to take proper care of concrete and increase its durability:

  • Do not allow water to seep and drain beneath the slab because this may result in settlement cracks.
  • We highly advise against allowing the urine of your dog to seep through the decorative concrete and go through the numerous cycles of freezing and thawing during winter. This is because dog urine is very acidic and can damage decorative concrete. As soon as your dog urinates on the decorative concrete, wash away the urine with water to preserve the concrete.
  • Do not drive on fresh new concrete in the first seven days. The concrete may still be weak and will end up getting damaged.
  • Also, do not use de-icing chemicals or salt on the concrete, because this can be harmful to the concrete especially during its first encounter with winter. Before you park your car on the concrete, hose it off of any street salt.

Concrete must be repaired by an expert. Any attempt for self-repair or repairs attempted by unlicensed technicians voids any possible warranty. Misuse of the concrete, defacing, modifications, alterations, and any other non-standard or malicious thing voids this warranty.
